Glasgow’s Cadworks Lands Inaugural Tenant, Law Firm TLT

FORE Partnership, the purpose-driven real estate investment firm, has announced it has signed the first tenant for its 95,000 sq. ft. Cadworks development in Glasgow City Centre. Leading commercial law firm, TLT, will take the 10,000 sq. ft. ninth floor at the Cadogan Street development, which is one of Scotland’s most sustainable office buildings.

With the building due for completion in November of this year, to coincide with COP26, TLT will take occupation immediately on completion to begin its fit-out. The firm’s Scottish office will move to Cadworks in early 2022 on a 10-year lease.

Cadworks is set to be one of Scotland's most green office buildings and will be net zero carbon in operation. It will also feature Glasgow’s first cycle-in access ramp and extensive cycling facilities, recycled construction materials, and air purifying Airlite paint.

Basil Demeroutis, FORE’s Managing Partner, said: “We are delighted to today announce the first tenant for Cadworks, TLT. To be able to announce a prestigious and highly-respected inaugural tenant is fantastic. It is equally exciting to have a firm join us whose commitment to environmental and corporate social responsibility matches our own.

“Cadworks is about being relevant, about what people want now. As companies focus increasingly on bolstering the social and cultural attributes of their brand, it is critical to consider the way they care for the wellbeing of their staff and families, the community, and the planet. Cadworks is a tool to help our tenants achieve this. It is an entirely different value proposition than what has come before. We are proud to welcome them to Cadworks and look forward to their move to the building.”

John Paul Sheridan, partner and Scotland location head at TLT, said: “We continue to invest to grow our business in Scotland and our new office space is the next step on that journey.

“Our people are guiding the design so that it enables greater flexibility in how and where they work as we start to use our offices again; as well as providing the space to better support and work with our clients. Critical to that will be the tech we use to connect with clients and colleagues locally, nationally and internationally.

“Cadworks’ sustainable office design alongside its vision of the wider positive social impact developments like this can have, is an approach that sits well with our own strategic and responsible business priorities. We are looking forward to working with Cadworks in this area in the future.”

FORE is a leading real estate developer in Glasgow, and as a certified B Corporation, is committed to environmental stewardship and social impact, working for the benefit of all stakeholders. It is driven to help Glasgow's most vulnerable communities through its projects. In 2020, the developer ran an essential appeal on behalf of Refuwegee, supporting refugees who are new to the city and also led an industry-wide a bike donation initiative enabling local social enterprise Soul Riders to refurbish used bikes and donate them back to the community. FORE has donated a cargo bike bought from Soul Riders that will enable another local social enterprise, Social Bite, to extend the reach of its delivery service, in line with the City’s 2030 zero carbon emissions target. In addition to being a B Corp, FORE has made an industry-leading pledge for its business and operations to be net zero carbon by 2025.
